King and Portland is a new mixed-use development consisting of office, retail and residential uses coming soon by Allied Properties and RioCan REIT to the corner of King Street West and Portland Street in Toronto, Ontario. This new proposed project is designed by Hariri Pontarini Architects and consists of a 16 storey residential building with 116 units as well as a 14 storey office building and a total of 113 parking spaces.
King and Portland Condos is a joint venture between Allied Properties REIT and RioCan REIT. First of all, Allied Properties REIT is "a leading owner, manager and developer of urban office & retail environments for business tenants operation in Canada's major cities". They have been in business for over 20 years constructing developments, doing renovations and managing office space while keeping up with the changing needs of people and business who want to stay in the downtown Toronto area. Allied Properties "own and manage a portfolio of mainly Class 1 office properties" in Vancouver, Victoria, Calgary, Edmonton, Winnipeg, Toronto, Kitchener, Ottawa, Montreal and Quebec City. Their objective is "to provide stable and growing cash distributions to unitholders and to maximize unitholder value through effective management and accretive portfolio growth".
RioCan REIT is "Canada's largest real estate investment trust " and is the other developer involved in the King and Portland mixed-use project. Their goal is to own and mange neighbourhood shopping centres that are "community-oriented" and with constantly evolving retail space. RioCan started in 1992 and today has over 340 properties of which 293 are Canadian and 47 are American retail properties which accounts to about 79 million square feet of retail use space. They have a total enterprise value of approximately $15 billion as of the end of 2015. RioCan REIT is expanding its portfolio and currently has over 40 projects under development across Canada.
Hariri Pontarini Architects is the award-winning architectural firm responsible for the design of the King Portland Centre. It was founded in 1994 by Siamak Hariri and David Pontarini and are known for "creating modern landmarks such as the award-winning Bahá’í Temple of South America, the acclaimed McKinsey & Company headquarters in Toronto, and the Governor General’s Medal-winning Schulich School of Business". HPA is a "full-service Canadian firm devoted to producing work of lasting value" and "believes solid relationships result in strong projects".
